Hedge Real Estate advises Sushi Express Group on new lease

Sushi Express needs no introduction. The largest sushi chain in Singapore has grown its operations from one outlet in CityLink Mall about 8 years ago to over twenty outlets in malls across Singapore. Along with the speed of growth came the need for a larger base of operations in a location that could accommodate them.

Hedge Real Estate (HRE) worked with the team at Sushi Express to gain an in-depth understanding of the group’s requirements and future plans. Finding a space with a long-term view that keeps up with the growth of a brand can be an uphill task, but an excellent problem to have for any brand. Some of their non-confidential requirements were:

  • 5,000 sq ft – 6,000 sq ft of operations space for storage and ancillary office use 
  • City fringe location 
  • Accessible for staff and near to current base of operations 
  • A complete move within 3 to 4 months

The high demand for city fringe locations and the short time frame added to the complexity of the search. In less than a month, HRE narrowed the search to BS Bendemeer Centre located next to Bendemeer MRT station. The prime city fringe property owned by BS Capital Group boasts a location second to none and an A list of tenants in the building.  

Over the next month, HRE negotiated on the lease to ensure that the terms of the lease aligned with Sushi Express’ business goals and at the same time matched BS Capital’s rent aspirations. The deal was a success for both parties and a strong foundation for a favourable tenant landlord relationship.
